Available Plots for Sale
Once you know your budget, consult the ‘Prices and Availability’ list for your chosen location. If you’re ready to proceed, you can reserve a plot, subject to an exchange of contracts by an agreed date.
Upcoming Plots
If the plot you desire isn’t yet available, we’ll note your interest and inform you when it’s nearing release for sale. An Early Bird Reservation may be considered on certain plots, if you are in a proceedable position. Review our Early Bird Reservations page to find out more.

To reserve a plot, we will need:
- To see documentation that confirms how you will be funding your purchase.
- Confirmation that you are in a proceedable position. If you have a home to sell, your chain will need to be complete and your estate agent will be asked to confirm this.
- A £750 deposit and the name of the solicitor you’ll be using.
This reservation will fix the plot’s price until the agreed date for the exchange of contracts, which is six weeks from your reservation date. Failure to meet this deadline may result in the plot being re-offered for sale.
Post-Reservation Steps
Legal Procedures
Contact your chosen solicitor to formally instruct them to act on your behalf. They will liaise with our solicitors, conduct various searches, and coordinate with your lender.
Mortgage Application
Submit your mortgage application to your lender, who will assess your financial status and the plot you’re interested in. Once approved, they’ll issue a written mortgage offer.
Personalisation
The moment you’ve reserved your home, the fun really begins! Dive into our extensive selection of kitchens, tiles, and wall colours to make your new space truly your own. Just keep in mind, the stage of construction may limit some choices, but there’s plenty of room for creativity!
Exchange of Contracts
Once all legal enquiries are complete and you have a mortgage offer, you’ll sign the contract, agree on a completion date, and pay a “contract” deposit. The deposit will be equal to 10% of the purchase price of the home.
This makes the transaction legally binding.
Pre-Completion Inspection
Before the property is officially yours, you’ll be invited to inspect it with our Sales Manager to ensure everything meets your expectations. Our aim is to resolve any agreed-upon issues before the handover.
We will also demonstrate the key features of the home and give guidance on how to ‘run in’ your new home.

On completion date, solicitor’s will confirm once the remaining balance has been paid, and then you’ll receive your keys along with a comprehensive handover pack containing essential information about your new home.
Post-Handover
Your handover pack will guide you through the initial stages of settling into your new home. Should you encounter any “teething problems,” we have a dedicated Aftercare Team who will be happy to support you.
