Early Bird Reservations
Available on selected plots, an Early Bird Reservation could be the best way to ensure you are first in line to reserve your perfect home before it is released to the market.
If you have seen one of our homes that has not yet been released for sale and you’re in a proceedable position, an Early Bird reservation could be perfect for you.
Step One
Once you have identified your perfect home and are in a proceedable position, talk to our Sales Manager for the development and confirm you qualify. If we are happy to proceed, we will complete an Early Bird reservation form with you, and a fee of £150 will be payable.
We will then contact you as soon as your plot is ready to be released for sale. Only one Early Bird reservation will be accepted - multiple plots cannot be reserved across our developments.

Step Two
Prior to us releasing the plot for sale, we will contact you and advise you of the release price, giving you the first refusal to buy. You will have 48 hours to decide whether you wish to proceed with the purchase.
Step Three
If you choose to go ahead, we will arrange an appointment for you to visit our Sales office to progress to a full reservation. Before this appointment, we will ask for verification of funds to purchase and confirmation that you remain in a proceedable position to buy. A further payment of £600 will be required to make up your full reservation fee of £750.
If your circumstances have changed, or you no longer wish to buy, all we ask is that you confirm in writing you no longer wish to proceed. A refund can then be arranged for the Early Bird reservation fee of £150.
In the event you do not respond to our offer of first refusal to buy within the 48-hour period, Norfolk Homes reserves the right to release the plot to the market. A refund will then be issued for £150.
Terms & Conditions
Norfolk Homes cannot confirm or guarantee a date for release or sale price at the point of making an Early Bird reservation.
Norfolk Homes reserves the right to re-design the development; in the event this should happen, the deposit will be refunded in full.
